PRE-SOLD REALTOR/Private Comments: One-Client Listing. This was a multi-layered transaction where a Lessee (who had built the improvements) purchased the properties from multiple, fractional Lessors. The lessee built and operated a truck stop casino on the property. The listing shows the total combined purchase price. One sale was from the Denson family to the buyer. This included 100% interest in 15.698 acres which was a large concrete parking area surrounding the casino plus all additional land owned by the family (some of which was not subject to the lease). The Denson sale also included a 5/8 interest in a 0.808 acre tract which was home to the casino building. The 2nd sale was for the Baker family's 3/8 interest in the 0.808 acres with the casino. The Buyer paid for all real estate commissions. This sale was co-brokered between Lori Scott of KW Commercial (NOLA) and Hank Babin of KW Commercial (Houma).
